Palmer Ranch Area: Palmer Ranch is one of the original master planned communities in Southwest Florida. It is almost entirely built out, but there are two communities being built- Arbor Lakes on Palmer Ranch (Taylor Morrison) & Sandhill Preserve on Palmer Ranch (DiVosta Homes) . This area is convenient to downtown Sarasota and I-75 and is close to Pine View School for gifted students.
Osprey & Nokomis Area: Bayside (Taylor Morrison) is a 49 home community in Osprey being built on Little Sarasota Bay. Palms at Casey Key (Ryland Homes) is also in Osprey and is next door to Pine View School for gifted students, a top 10 school nationally. Bellacina by Casey Key (Taylor Morrison) is a brand new community being developed at the intersection of US 41 and SR 681 in Nokomis. It is a bike ride’s distance to Nokomis Beach, and is located directly on the Legacy Trail bike path that runs all the way from Palmer Ranch to the north, to Casperson Beach to the south. It is also a short distance from Pine View School. This is really an ideal location.
North Venice & Nokomis Area: Most of the building in this area is east of I-75, but it is actually only about a 10 minute drive to Nokomis Beach, and offers convenient access to I-75. Toscana Isles (D R Horton) is a brand new community with 94 and 55 acre lakes for watersports. Neal Communities has recently opened Villages of Milano, 368 acres with half of it dedicated to open space. D R Horton also has a small community on Laurel Rd between I-75 and US 41 called Calusa Park that is about 5 minutes from Nokomis Beach although it is now sold out.
Venice Area: Several new communities are being built on the east side of Venice along the River Rd corridor and offer easy access to I-75. This area is about a 15 minute drive to downtown Venice and 20 minutes to Venice Beach. Grand Palm (Neal Communities) encompasses approximately 1,000 acres and will have 2,000 homes when completed. It is nature oriented and includes 28 miles of walking trails and a 39 acre recreational lake. Other options include Caribbean Village (DR Horton) and Verona Reserve (Taylor Morrison) which is nearing build-out.
West Villages Area: Located along US 41 just south of Venice in North Port, the West Villages is growing rapidly, and accounts for almost 40% of all New Home sales in Sarasota County. At build out the area will include about 25,000 homes and 3 million square feet of commercial and office use space. The new Atlanta Braves Spring Training facility in the West Villages is nearing completion with an opening game on March 24 2019. The first development, Gran Paradiso (Lennar) , was started prior to the Great Recession and fell into foreclosure. It was purchased out of bankruptcy by Lennar Homes and is now one of the a premier communities in the West Villages. The pool, clubhouse and common amenities are quite impressive. WCI Communities is building in Sarasota National (WCI) a golf course community with a variety of homes to choose from. IslandWalk (DiVosta) is also building homes as well. These communities are just under a 15 minute drive to Manasota Key Beach.
